What is an Escrow?

Escrow is a service for all parties involved in the Escondido real estate transaction that helps protect the handling of the funds and the real estate related documents.  Escrow, by being a neutral party, helps the buyer and seller transact business while minimizing their risk.  When selling Escondido real estate all parties give their written instructions and funds to Pickford Escrow.  Escrow makes sure no funds or property changes hands until all the written instructions agreeded upon by the buyer and seller have been carried out to completion.

What Happens at Closing?

When the Escondido real estate escrow instructions have all been carried out, the close of escrow can take place.  All outstanding funds are collected and all cost must be paid out.  The title to the property will then be transferred.  This involves the use of a title company like Californai Title Company.  After the close of escrow, all specified documents are recorded at the San Diego County Recorders office.
