			<content:encoded><![CDATA[<p>If you are looking at Encinitas <a href="http://www.garyharmon.com/searche/ocean-view-homes">ocean view homes</a>, some of the best views will be from the homes right on the west side of Neptune Avenue.  These Encinitas oceanfront homes sit on the cliff right above the beautiful blue Pacific and have panoramic ocean views.   These are truly Encinitas whitewater view homes.  Neptune Avenue is a one way street heading north.  Most of the homes are single family detached ocean view homes, but there are some twin homes, and luxury Encinitas oceanfront condos.  There is a large price difference in the Ocean view homes and the ones on the inland side of Neptune Avenue.</p>

<li>The median price for all <a target="_blank" href="http://www.homeinfosandiego.com">San Diego North County homes</a>  increased 5.19% in June 2010 to $425,000.</li>
<li>The median priced of single family detached San Diego North County homes increased 0.73 percent to $479,975 in June 2010. This was the fifth month of median price increases and the highest median price reported since the summer of 2008.</li>
<li>Year-over-year median single family detached homes in San Diego North County increased 15.66% from $415,000 in June 2009. This was the eleventh straight month of year-over price increases.</li>
<li>Median days on market for San Diego North County homes was 39 days in June 2010.</li>
<li>The number of North County single-family homes sold decreased 9.64 percent last month from 882 to 797. Sold units increased 4.18 percent year-over from June 2009.</li>

<p>The median list price of Escondido real estate this week is $425,000.  There are 668 Escondido homes for sale and the Escondido properties have been on the market for an average of 110 days.  Inventory of Escondido homes and days on the market are both climbing.  These trends imply a weakening in the market of Escondido homes for sale.</p>
<h2>Supply and Demand of Escondido Homes</h2>
<p>In terms of demand and supply, the <a href="http://www.garyharmon.com">Escondido homes</a> market is getting cooler.  There is more homes coming on the market relative to the sales demand for Escondido homes.  In recent weeks, however, prices have been moving up somewhat.  This trend  may be a result of improved quality of the homes being listed.  That is, the Escondido homes being listed may be larger and newer.</p>

<p>The following table shows how many notices of default were sent out in San Diego County by month, 2009 vs 2010.  A notice of default is the official notice the lender gives the San Diego home owner letting them know they may be taking the home back.  After the notice of default, it is 120 days until the bank can officially foreclose.  Looking at the table below you can see that the number of notices of default are down considerably in 2010. </p>

<p>San Diego County home foreclosures are the actual number of homes the bank took back through the foreclosure process.  These numbers have increased considerably since 2009.  This basically indicates that the banks have been slow to approve the <a target="_blank" href="http://www.homeinfosandiego.com/short-sale.html">short sales</a> and have just chosen to take more and more homes back through the foreclosure process.  </p>
