One of the first things a buyer needs to do after getting their purchase offer accepted on their Escondido home for sale is to hire an independent home inspector to check out their purchase.  All Escondido homes, even new homes, have some items that will need attention.  The home inspection is to make the buyer aware of the “physical condition of the home, so they will know how to proceed.  The buyer can negoiate with the seller to fix some of the items and some should just be fixed later by the buyer after close of escrow.  The following is a list of items commonly found in home inspections that may need attention. The list is based on Gary Harmon’s 20 years of experience of being an Escondido Realtor.

 

Kitchen

  • Stove burners on gas stove do not lite. 
  • Water comes out sink air gap when running dishwasher.
  • Kitchen faucet is corroded.
  • Stains under kitchen sink.
  • Chips in counter tile.

Family Room or Living Room

  • Possible stains on ceiling.
  • Window with  broken seal.
  • Sliding door lock missing.
  • Ripped slider screen.
  • Dirty flue on fireplace.
  • Clamp missing to hold fireplace damper open.
  • Crack in firebox lining.

Bedrooms

  • Possible stains on ceiling.
  • Cracked seal on a window.
  • Missing wall plate.

Bathrooms

  • Corroded faucet.
  • Caulking needed around sink, tub, or shower.
  • Water stains under sink.

Electrical

  • Faulty GFCI.
  • Missing wall plate.
  • Double wires on a breaker.
  • Missing blank in electrical panel.

Heating and Air Conditioning

  • Filters are dirty and need replaced.
  • Ducts have separated in attic and leak air.
  • Freon is low in AC system.

Roof

  • Stains in attic indicate a roof leak.
  • Slipped or broken tiles
  • Incorrect flashings
